Step #3 - What Will You Be Picking Out

Each Community has different included features versus upgrades.  Please see your agent.

Here is a list of the usual items that

are decided at this appointment. 

NOTE: If the stage of your home's construction allows, you can change some things in your contract at this appointment if you find something else you like more.

EACH COMMUNITY HAS UNIQUE UPGRADE OPTIONS.

  • Exterior:

    • Paint​ Colors for Siding, Shake/Board and Batten, Trim/Garage Door, Front Door/Shutters.

    • Brick/Stone and Mortar Colors

  • Interior:

    • Paint Colors:

      • One for Walls and Ceilings

      • One for the Trim

    • Cabinetry

      • Cabinet Color

        • Espresso is standard all but The Reserve at Lanier which is Standard White Whole House​
        • The Island and the Baths can be different from the Kitchen wall cabinets

  • Cabinet Hardware is upgrade at all but The Reserve at Lanier

    • Knobs, bar pulls or handles.

    • Brushed Silver or Black Matte

  • Add Laundry Room Cabinets

    • Add Utility Sink to the Laundry Room (not all plans have enough room)

    • Interior Fireplace: Great Room

      • Standard is a flush mount black glossy surrounds with a white wood trim mantle

      • Upgrades:

        • Brick with raised hearth and white wood trim mantle or cedar mantle

        • Brick with raised hearth, cedar mantle, floor to ceiling

        • Stone with raised hearth, cedar mantle, floor to ceiling

        • Note, front of home must have same stone or brick

    • Kitchen Backsplash

      •  

        ​Standard is 6 x 6 tile backsplash at all but The Reserve at Lanier which is Subway Tile Level #2​

         

      • About 20 different tile options

      • Wide variety of tile sizes: 3 x 6, 6 x 6, 3 x 12, 4 x 12 are a few

      • Many tile color options: Usually white, grey, and beiges

      • 3 patterns: Grid, Brick or Herringbone (not all tiles can be done in every pattern)

      • 3 different grout colors:  Basically white, medium shade and a dark shade

    • Countertops

      • Granite is standard In the kitchen

      • Cultured white marble is standard in all baths except The Reserve at Lanier which is granite with rectangular sinks in baths 

      • Granite Level #1 is standard

      • Upgrade to Quartz Level #1 or Level #2 is available at The Reserve at Lanier  

      • There are about 6 colors of granite and about 2 quartz

  • Kitchen Sink

    • Standard is usually 50/50 Stainless Steel

    • Upgrade to the single bowl stainless steel

  • Add Built-in Cubbies in Mud Rom (plan permitting)

  • Choose the carpet and carpet pad.  

    • There are about 5 options and upgrades in carpet

    • There are carpets with speckles and textures available in various levels

    • The carpet pad is 6lb and can be upgraded to 8lb

  • Choose the flooring

    • EVP, tile, vinyl and carpet

    • There are many many options for each type of flooring to choose from

    • The Reserve at Lanier 

      • You can choose up to two different tiles, so you can do your primary bath different from the laundry room

      • There is no vinyl

    •  You will also choose where you want each type of flooring such as change the mud room from EVP to upgrade tile

    • Add any upgrades like EVP to upper hall or media rooms

  • Stairs 

    • Standard is carpeted

    • Upgrade to stained stairs

    • The Reserve at Lanier stairs are standard stained

  • Lighting

    • Standard is brushed silver for all communities

    • The Reserve at Lanier as the option of brushed silver or black matte as standard in Level #1

    • The Reserve at Lanier as optional Level #2 or Level #3 Lighting Package upgrades in silver or black matte

    • Upgrade the lighting over the kitchen island:​​​

      • Add 3 small pendants

      • Add 2 large pendants

      • Add 1 large long chandelier

    • Add more ceiling fans to bedrooms, media rooms or outdoor covered rear porch

    • Add flood lights

    • Add accent ceiling lights in the great room, primary suite or media room

  • Garage Door Openers

    • All garages are pre-wired and braced for an openers per garage door

    • Standard at The Reserve at Lanier is one garage door opener with the 2 car bay  

    • You can add garage door openers and key pads at the decorator appointment

  • Appliances - There is a standard stainless steel packager per community

    • Option to upgrade the dishwasher

    • In communities with gourmet kitchens, you can upgrade to double ovens or a chimney style vent hood depending on the stage of construction

  • Any custom features you need should be finalized at this time.  Whether it is in your contract or you want to add it.  Things like;

    • Extra Electrical or Cable​

    • Extra doors - like adding a double door to a basement 

    • Deck Stairs

    • Changing a tub/shower combo to a Shower only in a secondary bedroom

    • Covering a rear porch or extending it

    • Adding the outdoor fireplace

    • Adding additional patio area either below the deck or next to the included patio
